Foreign Capital Is Finding New Opportunities in the Philippines

The Philippine property landscape is evolving as international investors look beyond traditional condominiums and office buildings. A recent example is Japan’s Mitsubishi Corporation, which announced an additional investment of approximately JPY 120 billion in Ayala Corporation. Once completed, Mitsubishi’s voting interest in Ayala is expected to increase to 20%. The expanded partnership will explore opportunities across Ayala’s businesses, including real estate, energy, financial services, telecommunications, and retail.

Another development changing the investment landscape is Republic Act No. 12252, or the Investors’ Lease Act. Under its implementing rules, qualified foreign investors can lease private land for up to 99 years, subject to specific requirements. The framework is intended for approved investments and productive activities, including industrial, commercial, tourism, and other qualified projects.

Longer lease periods can provide qualified foreign investors with greater certainty when planning projects that require significant capital and long-term operations. At the same time, continued infrastructure development can increase the importance of locations with strong transport connections, business activity, workforce access, and supporting facilities.
